We aim to cater for the needs of all our visitors to our home-based Bed & breakfast.

We have two double rooms and one twin/super king/family room (the twin beds can be bolted together as a super king) family room price on request.

The following statement is a summary of our provisions.

Pre Arrival:

Duckthorpe Grange is set in almost 2 acres of grounds including: a large vegetable garden, lawns and a wild meadow area with seating plus a mown area for walking.

Over 2,500 trees and hedging have been planted over the last 18 years including several fruit trees.

Some of the apple trees are grafted from stock, which is mentioned in the Doomsday Book!

Lincoln is 35 miles away and Louth is just 9 miles.

The village of Marshchapel is on the A1031 between Cleethorpes to the north and Skegness and Mablethorpe to the south.

Less than 5 miles and you are in the most beautiful Lincolnshire Wolds.

Duckthorpe Grange is approximately 1 mile to the back of Marshchapel at West End Lane; a car is essential.

Arrival & Car Parking Facilities:

The house is accessed via a wide gravel drive with a large front parking area with enough room for four or more cars.

Secure parking is also available within a locked courtyard (dogs on guard)!!

You will have easy access to your vehicle at all times.

Either, my husband or myself will help with the luggage up to your room.

In Marshchapel village; there is a general store and Post Office with cash machine facilities.

We are lucky to have two public houses, both do evening meals.

We also have an excellent fish and chip shop.

Golf is available at Tetney which is approximately 5 miles.

The Main Entrance:

The main entrance to the house is via the front door, 2050mm x 920mm (6'9" x 3').

There is a small wooden step 225mm x 90mm (9" x 31/2"), there are dusk to dawn lights either side of the entrance, plus a door bell.

The entrance leads into a hallway 5025mm x 3050mm (16'6" x 10').

The Entrance Hall:

There is a large rug at the front door on an oak floor.

All the floors are level on both the ground and first floor.

The stairs to the first floor are in the corner of the hallway and are carpeted; they are 920mm (3') wide.

There are two steps up to a 920mm (3') square landing and 11 steps all with a 200mm (8") rise up to the first floor.

There is a gallery landing at the top of the stairs, 4570mm (15' x 10') with windows front and rear and a landing 840mm x 3990mm (2'9" x 13') leads to the bedrooms.

The Lounge:

The lounge is reached through the door to the left of the front door, 8033mm x 4650mm (26'5" x 15'3") half the floor is the same wood as the hallway, the other half is carpeted.

There are two comfortable leather settees and a real log fire in this room together with a dining table which I use for breakfast in the winter when its chilly.

The Conservatory:

Double doors 1220mm (4') wide lead into the conservatory 7420mm x 4800mm (24'4" x 15'9") with a comfortable cane suite.

Two tables; one to seat four the other seats two, this is our main breakfast area.

The Courtyard:

Double doors 1220mm (4') wide lead outside to a large walled courtyard.

A round wooden table with six chairs is provided.

Guests may smoke if they wish, weather permitting.

The Bedrooms:

All three bedrooms are on the first floor, all are centrally heated with additional heating or cooling if required.

All rooms are equipped with TV's with remote control, hair dryers, dressing gowns and a welcome tray and kettle.

All rooms are carpeted and all beds are fitted with new "memory" mattresses.

Bedroom One:

Bedroom one 4570mm x 4650mm (15'7" x 15'3") including L-shaped en-suite facilities.

Standard door opening inwards.

Ample hanging space with a table area for the welcome tray.

A pine double bed with bedside tables each side, bedside lights with a dimmer light over the bed.

Ample sockets by the bed.

Two chairs wit a small table plus a tall light beside.

There is a dressing table which can also be used as a desk.

Two windows with extra deep window sills.

Bedroom Two:

Bedroom two 3605mm x 4245mm (11'10" x 14'3") including corner en-suite facilities.

Standard door opening inwards.

Ample hanging space with a table area for the welcome tray.

Twin pine beds with bedside tables each side, plus bedside
lights and two dimmer lights over the beds.

Ample sockets by the beds.

Two chairs.

One window with an extra deep window sill.

Bedroom Three:

Bedroom three 3735mm x 4650mm (12'3" x 15'3") including L-shaped en-suite facilities.

Standard door opening inwards.

Ample hanging space with a table area for the welcome tray.

Double bed with brass bedstead, bedside tables each side bedside
lights plus a dimmer light over the bed.

Ample sockets by the the bed.

Two chairs and a small table together with a tall light beside them.

Two windows with an extra deep window sills.

En-suite Facilities:

All the en-suite bathrooms have an 800mm shower tray with a bi-fold glass door and electric shower.

A dispenser fitted on the wall in the shower cubicle contains: shampoo, conditioner and shower gel.

An extractor fan and shaving socket together with a large mirror and small extending shaving mirror.

Vinyl floor covering and cotton bath mat.

Extra large bath towels and hand towels plus a soft dressing gown is provided in the bathroom for guest use.

Additional Information:

Mobile phone reception is generally good.

We are able to use the front door in the event of evacuation.

We have a fully integrated smoke alarm system with detectors in all the bedrooms and all the downstairs rooms, including the hallway.

If evacuation is necessary, we will give verbal warnings and assistance in the evacuation.

Escape routes and fire information is in all the bedrooms on the wall besides the welcome tray.

A copy of the fire risk assessment is available on request.

If you require more assistance, please notify us on arrival, we will see that you are evacuated safely.

An iron and ironing board are available on request

If you require a meal to be booked locally, we are more than happy to do this for you.

Special Medication/Food:

Special medication and/or food can be put into our main fridge on request.

Although, there is a very small fridge provided in the bedrooms (we put milk in them).

Please remember: we are a non-smoking establishment (although we do allow smoking in the courtyard) please ask for an ashtray.
